Begane grond: Entree met woonkeuken met veel kastruimte voorzien van koelkast, oven, vaastwasser, koel-/vriescombinatie, aansluiting voor wasmachine en droger. De keuken is voorzien van vloerverwarming wat in de winter erg aangenaam is. Toegang naar kelder van ca 1m2 van ca 160 hoog. Kelder heeft altijd (afgelopen 15 jaar) droog gestaan, maar met de huidige hoge waterstand staat er een laagje water in. Kelder is altijd wat vochtig, dus niet geschikt voor opslag van spullen die daar niet tegen kunnen. 
Eerste etage: Woonkamer, badkamer vv vloerverwarming met douche, toilet en wastafel, CV-ruimte. 
Tweede etage: Zolderetage met oude sporenkap en ruimte voor tweepersoonsbed en plek voor lage kasten.

Begane grond en eerste etage zijn gerenoveerd, de zolder is nog wat minder afgewerkt. Zo heeft de zolder slechts 1 stopcontact. Woning heeft deels enkel glas, deels dubbel glas. Dak is geisoleerd. Energielabel D.

Woning is professioneel gereinigd. Dat zal na afloop van contract door huurder moeten worden geregeld, of anders door verhuurder waarbij de schoonmaakkosten worden op de borg. 

Woning is gelegen midden in het centrum, maar wel in een rustigere straat met één net café dat vooral in de herfst-/ en wintermaanden populair is. Cafe is open tot max 1.00 in het weekend. Doordeweeks is de straat vrij rustig, in het weekend kunnen de avonden/nachten op momenten wat rumoerig zijn door mensen die de stad verlaten en het langs passeren of hun fiets in de straat geparkeerd hebben.  

Contract: Ik sta open voor zowel contract voor korte (3-6 maanden bijvoorbeeld als overbrugging) als langere termijn (1 tot maximaal 2 jaar). Startdatum tussen 15 april en 15 mei 2024.

Borg van 2 maanden huur

De CV-ketel werkt, maar heeft wat kuren gehad laatste jaren, dus deze wil ik laten vervangen. Als je haast hebt kun je er vast in en wordt de ketel in bewoonde staat vervangen.

Selectie van huurder doe ik als eigenaar zelf, contract wordt opgemaakt door professioneel verhuurbureau. Er zal een grondige persoonlijke en financiële screening gedaan worden door het bureau. Zij doen ook het financieel beheer gedurende het contract.

Er is reeds veel interesse voor de woning. Reactie graag uiterlijk 10 april. Dan maak ik een eerste selectie voor bezichtigingen op 12/13/14 april. Geef vast aan of en wanneer je die dagen kunt, dan houdt ik daar rekening mee.

Ground floor: entrance with eat-in kitchen with lots of cabinets and appliences: built in fridge/freezer, oven, dishwasher, stove and extractor. Connection for washing machine and dryer. The kitchen has floor heating, which is very comfortable in winter. Access to the basement of 1m2 and 1.60 m high. Basement has been dry for over 15 years, but with the high ground water levels lately has a small layer of water (this will probably dry in the next months). Basement is always somehwat moist, so not suitable for storage of stuff that is affected by moisture.

First floor: Living room, bathroom with floor heating and shower, toilet and sink. Central heating system above staircase.

Second floor: Attic with classic beam structure in sight, space for a double bed and low cabinets. 

Grond floor and first floor have been renovated, attic is less finished. Attic has one  House has partially double glazing, partially single glazing. Roof is isolated. Energy label D.

The house has been professionnally cleaned. Tenant will arrange a profesional cleaner when leaving the house orlandlord will arrange it and deduct costs from deposit. 

House is located in the middle of the centre, but in a more quiet street with one decent cafe that is mainly popular during the colder months. Cafe is open untal 1 am in the weekend. During tke week, the street is quite calm, in the weekend the nights can be noisy at moments, mainly of people that leave the city after a night out, or parked their bikes in the street. 

Contract: I am open for both short term (3-6 months, maybe to brigde a gap) and long term (1 to max 2 years). Starting date between 15 April and 15 May. 

The central heating is working, but has given dome trouble in the last years, So I would like to replace it now. If you are in a hurry, you can move in and the heating system will be replaced while the new tenant is already in. 

Deposit of 2 months rent.
